Why Choose Us

Why Kelso Trusts COS Water Damage Restoration for Flood Damage Cleanup

Here's what COS Water Damage Restoration brings to every Flood Damage Cleanup job in Kelso that separates genuine flood recovery from a surface cleanup.

🌊

Flood-Specific Protocols

Flood water in Kelso is classified as Category 2 or Category 3 — containing contaminants from storm drains, agricultural runoff, or sewage intrusion. Our crew uses the correct containment, PPE, extraction equipment, and disposal procedures for contaminated water events — not standard water damage methods.

⚡

Fast Local Kelso Response

We're based in Kelso, not dispatched from a regional hub. That's what makes fast response possible.

🚫

Complete Debris Removal

You can't dry a space that still has saturated debris in it. Full cleanup is the prerequisite for effective structural drying.

💰

Written Pricing Before Work

Even in a flood emergency in Kelso, no work starts without a written estimate you've reviewed and approved. Xactimate-based pricing formatted to your insurance carrier's standards means faster claim processing and no discrepancy between our bill and your adjuster's scope.

Services

Flood Damage Cleanup Services We Provide in Kelso

Here's the full scope of what our Kelso Flood Damage Cleanup crew handles.

🚨

Emergency Flood Pumping & Extraction

Rapid pumping prevents ongoing contamination spread and limits the total square footage of affected structural materials.

🚫

Flood Debris & Sediment Removal

After the water is out, the debris starts. Flood events in Kelso leave behind sediment, organic material, waterlogged furniture and belongings, and materials that absorbed contaminated water and cannot be safely dried in place — drywall, carpet, pad, and insulation being the most common. Our Kelso crew performs full debris removal and regulated disposal, leaving a clean structural shell ready for proper drying and treatment.

🧹

Antimicrobial Treatment & Sanitization

Every structural surface that came in contact with Category 2 or Category 3 flood water in Kelso receives antimicrobial treatment before drying equipment is staged. This is not optional — it's the only way to prevent microbial colonization from starting during the drying cycle, which typically runs 3-7 days and creates ideal temperature and humidity conditions for mold growth if untreated surfaces are present.

💨

Structural Drying After Flood Cleanup

Structural drying doesn't complete when the room "feels dry" — it completes when the instrument readings confirm it.

📋

Flood Insurance Claim Coordination

Flood insurance claims — whether through NFIP or private carriers — have specific documentation requirements that differ from standard homeowner water damage claims. Our Kelso claim coordinators are familiar with flood-specific documentation standards, know which carriers cover flood damage in WA and what their adjusters require, and build your claim file to those standards from the first day on site.

🏠

Post-Flood Reconstruction

After drying is confirmed complete, our licensed Kelso reconstruction team rebuilds what the flood took: new drywall, flooring, insulation, paint, trim, and any structural framing that required replacement. All reconstruction work is documented to the same standard as the cleanup phase — supporting your insurance settlement and providing you with a verifiable record of the complete recovery.

Reviews

Kelso Customers on Our Flood Damage Cleanup Service

★★★★★

"After storm flooding took out our Kelso basement, I expected weeks of chaos. COS Water Damage Restoration arrived within an hour, had the water pumped out by the following morning, did complete debris removal including the damaged drywall and flooring, treated every surface before the drying equipment went in, and documented the entire process for our flood insurance claim. Settlement came back in under three weeks. The reconstruction was clean and on time. This is how a recovery company should operate."

★★★★★

"I went through Flood Damage Cleanup with another company two years ago after a different storm. That company dried without properly removing saturated materials, and we had mold problems within a month. This time I chose COS Water Damage Restoration. They took out everything that couldn't be safely dried, treated the framing, and ran a proper drying program with daily readings. No mold. No repeat issues. I should have called them the first time."

★★★★★

"The estimate conversation before any work started was exactly what I needed. After a flood you feel powerless — the written pricing discussion gave me back a sense of control. I knew what was happening, why, and what it would cost before anything began. COS Water Damage Restoration's Kelso team was professional from the first phone call to the final walkthrough."

FAQs

Common Questions — Flood Damage Cleanup in Kelso

Is flood water in Kelso treated as contaminated?

Storm flooding in Kelso typically enters properties as Category 2 or Category 3 water — carrying contaminants from storm drainage systems, surface runoff, and in some cases sewage line intrusion. Until water testing confirms otherwise, we treat all flood water in Kelso properties as contaminated and apply the appropriate extraction protocols, PPE requirements, containment procedures, and antimicrobial treatment accordingly. This is the standard that protects your household members, our technicians, and the long-term health of your property.

How fast does COS Water Damage Restoration respond to flood events in Kelso?

Our Kelso flood response target is 60 minutes or less from your call to a crew on site. We maintain locally staged crews and flood-specific equipment in Kelso specifically to achieve this response time. Call +1-844-499-0972 any time and your dispatcher will confirm the estimated arrival before you hang up.

What materials typically need to be removed after flooding in Kelso?

Flood water in Kelso properties typically requires removal of: carpet and pad (holds contaminated water and cannot be safely dried in place after Category 2/3 events), drywall that was submerged (wet drywall is structurally compromised and provides mold substrate), standard fiberglass and cellulose insulation (absorbs and retains contaminated moisture), baseboards, and sometimes subfloor sheathing depending on the saturation level and species. Our Kelso team evaluates each material individually and recommends removal only where it's genuinely necessary — not as a default for everything.

Does COS Water Damage Restoration handle flood insurance claims in Kelso?

Yes — our Kelso claim coordinators have experience with both NFIP flood policies and private flood insurance carriers operating in WA. We build your claim documentation to the specific standard each carrier requires, file the first notice of loss, coordinate the adjuster visit, and follow the settlement through. Flood insurance claims have different documentation requirements than standard homeowner water damage claims, and our coordinators understand those differences.

Will there be a written estimate before Flood Damage Cleanup begins in Kelso?

Yes — always. Before any pumping, debris removal, or material removal begins at your Kelso property, our crew prepares a written, Xactimate-based scope and cost estimate that you review and approve. The scope may be updated if hidden damage is discovered, and any revisions are presented to you in writing before the additional work proceeds.

How long does complete Flood Damage Cleanup take in Kelso?

A complete Kelso flood cleanup project typically runs: Day 1 for pumping and initial extraction; Day 1-2 for debris removal and antimicrobial treatment; Days 2-8 for structural drying under daily monitoring; 2-5 additional days for mold remediation if indicated; and then reconstruction, which ranges from days to weeks depending on scope. Your Kelso project manager will walk you through a realistic timeline at the initial assessment and update it daily.
